A sectional garage door lifts in hinged panels and runs back along the ceiling, which is why it is the standard door on newer Springs housing. The clusters and later developments through Selcourt, Casseldale, Pollak Park and Selection Park were built with the headroom for it, and it gives the best seal and the best appearance of any garage door type.

Headroom and side room
A standard sectional door needs around three hundred millimetres above the opening and clear space each side for the tracks. Where a Springs garage does not have it, low-headroom track kits solve most cases and a roll-up door solves the rest. We check that at survey rather than discovering it on installation day.
Square openings, and what to do when they are not
A sectional door is a rigid assembly and it needs a reasonably true opening to run properly. On older Springs properties where the structure has settled, we either correct the frame or recommend a shutter instead. Forcing a sectional door into a twisted opening produces a door that binds, wears its rollers and eventually takes the operator with it.
Insulated sectional doors
An insulated door makes a real difference where the garage is a workshop, a gym or a room. Insulated panels are also stiffer and quieter, and they dent less in a hailstorm, which matters on the East Rand more than most people expect.
Sealing against storms and dust
Sectional doors seal better than any other type because the panel face sits against the frame all the way round. Bottom, side and head seals keep out driven rain and the grit that blows off the old mine ground, which is the complaint that brings most people to replace an old tip-up door.
Springs, balance and safety
A sectional door is balanced by torsion assemblies, and that balance is what protects the motor. We rate them to the door mass and the cycle count, fit cable safety devices where the design calls for them, and check the balance by hand at every service.
Motorising a sectional garage door
Rail-mounted operators sized to door mass, with a manual release and battery backup where load shedding matters. Safety reversal is set and tested at handover, not left at factory default.

About sectional garage doors
Around 300mm to 450mm of clear space above the lintel for a standard track, though low-headroom kits recover part of that. Measure to the ceiling or the nearest beam, whichever is lower, and send us the figure before you order anything.
The panels are hinged and run on rollers in a track rather than curling around a barrel, and the section joints seal against each other. On an insulated door the foam core also damps the drumming that makes a single-skin door boom.
Yes. Glazed panels can go into any section, most often the second row down so daylight comes in at eye level. Toughened, frosted and tinted glass are all available, and an aluminium-framed full-view door is a step further again.
They have more moving parts than a tip-up door — rollers, hinges, cables and springs — so an annual service matters more. In exchange the wear is spread across many small parts that are cheap to replace individually.
