Springs was built as an industrial town and the buildings still say so. Nuffield and Casseldale carry engineering shops, foundries and manufacturing plant, much of it decades old, with openings that were formed for heavy work and structural steel that has taken a lifetime of use. On those buildings the door is production equipment, not a fitting.
How we build industrial roller shutter doors
- Heavy-gauge curtains chosen for the cycle count the opening actually sees, not the opening width.
- Deep guides so a knocked curtain stays in its channel instead of coming out of the building.
- Barrels sized on deflection across the real span, which is what stops a wide door bowing.

Industrial doors for the Nuffield engineering belt
The openings here run larger than the East Rand average because the buildings were put up for foundry and fabrication work. Wide spans, high headroom, and doors that have to take heat, dust and the occasional knock from a load being moved. We specify the gauge and the drive against the real duty rather than against a nominal category.
Building onto structure that has moved
Springs sits on old gold mining ground. On plenty of the older industrial buildings the structure has settled, and an opening that was square when the building went up is out of true now. We measure the opening as it is, plumb the guides to the door rather than to the wall, and quote any steel correction separately. A new door bolted to a moved frame will bind within a year.
Impact protection on working yards
Forklift and vehicle strikes account for most industrial door damage. We specify deeper guides, fit bollards or impact posts where the traffic justifies it, and build the check into the maintenance schedule.
Wide-span and high openings
Openings above about five metres need the barrel, the shaft and the fixing steel calculated rather than assumed. Where the existing structure will not carry a wider door we quote the steelwork instead of hanging a door off something that will move.
Fire-rated and insulated industrial doors
Where a compartment line runs through an opening the door must be a rated, certified assembly that drops when it is told to. Where a building is temperature-controlled we build insulated curtains with proper seals. Both are quoted as what they are, certification included.
Three-phase power and controls
The Springs industrial stock generally has three-phase available, which allows drives with the torque and duty for heavy doors. Controls run to a station at the bay, with isolation so the door can be made safe for maintenance.
Maintenance on industrial doors
Twice a year, and more often on busy or dusty yards. On doors that are already old, maintenance is what keeps a replacement off the capital budget for another five years.
